Your path to homeownership

Who I work with

A few situations that come up often. If yours isn’t here, that’s not a no. Most of what I do doesn’t fit a category.

First-time buyers

Most of what you've heard about buying came from the internet or a friend, and a lot of it is out of date. We start with where you actually stand, look at what you may be eligible for including down payment assistance, and build a plan. No pressure to move faster than you're ready to.

Veterans and military families

VA financing carries real advantages that plenty of eligible buyers never use, usually because nobody walked them through it. If you or your spouse served, it's worth understanding what's available before you look at anything else.

Move-up buyers

Selling one home while buying the next has moving parts, and the order you do things in matters. I've done this through a lot of different markets, and the sequencing is most of the work.

Self-employed and 1099 earners

Business owners, contractors, freelancers. If a lender looked at your tax returns and told you no, that decline was about documentation. There are programs built around how you actually get paid.

Investors

Adding a rental or building a portfolio. Some programs qualify on the property's income rather than your personal returns, which changes what's possible.

Complicated situations

Commission income, a recent job change, multiple income sources, credit that needs work, documentation that doesn't fit neatly anywhere. These are the files I actually want. There's usually more room than people expect.

Buying, refinancing, relocating, helping a family member, or just trying to work out whether any of it is realistic. If you’re not sure where you fit, that’s exactly what the conversation is for.

The approach

How I work

Listen first

Before recommending anything I want to understand your goals, your timeline and what you're comfortable with. Quoting a rate and dropping you into the first program that fits isn't the same as doing the job.

Explain the why

This gets complicated fast. I'd rather over-explain than have you sign something you don't fully understand. People who know what's happening make better decisions and feel calmer doing it.

Communicate

You and your agent should never wonder where your loan stands. I'd rather tell you about a problem early than let it become an emergency two days before closing.

Solve, not decline

Not every file is straightforward. When something doesn't fit the obvious box, I'd rather work out what's possible than say no and move on.

Financing options

Loan programs

This isn't the full list. Program availability and eligibility vary by borrower, and the right question isn't which program is best, it's which one is best for your situation.

For self-employed borrowers

Why your tax return works against you

Most lenders qualify self-employed income off tax returns. Tax returns are built to show the smallest number possible. Those two facts don’t sit well together.

On your tax return
  • Income after every deduction
  • Equipment, mileage, home office, software
  • Depreciation on assets you still use
  • A number minimized on purpose
In your bank account
  • Deposits landing every month
  • Contracts, invoices, recurring clients
  • Years of consistent operation
  • Cash flow that supports a payment

Most lenders only look at the first column. Depending on your situation, some programs can consider the second.

About Jennifer

Twelve years in mortgage lending.
Licensed in Nevada, California, Arizona and Kansas.

I've been doing this for more than twelve years, through a lot of different markets, rate environments and borrower situations. What that taught me is that no two buyers are alike, and that the strategy matters as much as the number.

My favorite part of the job is watching someone go from wondering whether they can buy at all to sitting at the closing table with the keys. There's a real person and a real goal behind every loan, and I've never wanted this to feel like a transaction.

I'm based in Las Vegas and I follow this market closely. I teach classes for agents, put out market updates, and spend a lot of time translating what's happening with rates and inventory into something actually useful.

If renting a while longer is the better call for your situation, I'll tell you that too.

Partner with me

For real estate agents

As an in-house lender I work alongside agents rather than waiting for a contract to land on my desk. That means being available early, helping structure financing, writing pre-approvals listing agents take seriously, and flagging problems before they threaten a closing.

I also teach financing classes, put together market updates, and help agents explain affordability and rate movement to their clients in a way that lands.

When you refer a client to me, you're trusting me with your relationship. I don't take that lightly.

Good to know

Common questions

Does filling out the form affect my credit?

No. The form on this page is just a few questions so Jennifer understands your situation before you talk. There's no credit check involved and no cost. If you decide to move forward after your conversation, she'll explain exactly what happens next before anything is pulled.

How do I get pre-approved for a mortgage in Las Vegas?

Start with a short conversation about your income, your credit and what you're hoping to buy. From there I'll let you know what documentation is needed and what price range is realistic. Getting pre-approved before you start looking is what lets your offer be taken seriously in this market.

Can I buy a home in Las Vegas if I'm self-employed?

Often yes, even if a bank already told you no. Traditional underwriting leans on tax returns, which are designed to show the smallest income figure legally possible. There are programs where income may be documented through bank deposits instead. Eligibility depends on your situation.

What's the difference between FHA, VA and conventional loans?

FHA tends to allow lower down payments and more flexible credit. VA is available to eligible veterans, active duty and military families and carries meaningful advantages. Conventional generally suits buyers with steady income and stronger credit. Which one fits depends on your credit, your down payment and your plans for the property.

Do you work with first-time home buyers?

Regularly, and it's one of my favorite parts of the job, anywhere I'm licensed: Nevada, California, Arizona and Kansas. First-time buyers usually have questions about down payments, closing costs, credit and what happens after an offer is accepted. There are also down payment assistance programs worth looking at depending on eligibility and the state you're buying in.

Should I wait for rates to come down before buying?

That depends entirely on your situation rather than on a headline. Some buyers are better off purchasing now, building equity and revisiting financing later if conditions change. Others genuinely should wait. I'd rather look at your numbers than give you a general answer.

How long does the mortgage process take?

It varies with the program, the property and how quickly documentation comes together. The biggest delays usually come from paperwork surprises late in the process, which is why I'd rather find problems in week one than week four.

Can you help if I'm buying in California, Arizona or Kansas?

Yes. I'm licensed to originate in Nevada, California, Arizona and Kansas, so if you're relocating or buying an investment property in one of those states, I can help.
